Four Seasons Ridgemont Project

K. Hovnanian Companies retained Najarian Associates to provide engineering, environmental, and survey services in support of a site re-development, located within the Boroughs of Montvale and Woodcliff Lake, New Jersey.

Previously occupied by a roller rink, service station, and a single-family residence, Najarian re-developed the new site into K. Hovnanian’s Four Seasons at Ridgemont, an active-adult community.

Reconstruction Plan

Najarian developed a reconstruction plan to:

• Remediate soil and groundwater contamination associated with former underground storage tanks (USTs)
• Delineate and fill-in two isolated wetland areas and an on-site ditch, in accordance with permits acquired from NJDEP
• Construct one stormwater basin to control the quantity and quality of post-development stormwater runoff

Planned Improvements

The Four Seasons at Ridgemont project included construction of 108 condominium homes clustered in nine 3-story buildings, which include elevators. Each home has two bedrooms with space for an optional third bedroom, and parking is located in a below-grade parking garage. Additionally, construction plans included a recreation facility, complete with a pool, clubhouse, bocce ball court, and putting green.
