To
date, Najarian Associates has conducted well over 100 Phase I/Phase
II site audits for various commercial, industrial, agricultural and
brownfield properties throughout the Tri-State Region. These audits focus the
firm's considerable environmental assessment and regulatory
expertise on the issue of pre-development site screening. These investigations provide
clients with a clear perspective on potential hazards and
liabilities of pending real estate investments.
The
contents of an Environmental Audit vary considerably with the needs
of the client and the existing condition of the proposed project
site. On sites that
have a well-defined degree of potential risk, a Phase I/Phase II
Environmental Audit is conducted. Such investigations are generally
limited to site inspections, a review of historical/governmental
records and, as required, a limited soil testing program. However, on sites where
clients have been faced with a greater degree of uncertainty,
Najarian Associates has conducted audits that have evolved into full
engineering-environmental feasibility studies and extended
investigations of ongoing ECRA/ISRA

For
sites that require a more comprehensive approach, Najarian
Associates is actively involved in the fields of hazardous waste
investigation, soil/groundwater remediation and groundwater
modeling, Based
on this experience, NA can identify and implement comprehensive
action plans to solve existing and potential hazardous threats to
the environment.
Services typically include screening for hazardous wastes,
ISRA, EIS, PA/SI/RI/RAW and expert testimony. Najarian Associates has also
obtained numerous No Further Action (NFA) letters by negotiating a
Memorandum of Agreement (MOA) with NJDEP for projects of
environmental concern, thereby minimizing risks associated with
property development.
