This
adult community development in Wall Township, NJ
features over 400 single-family units, along with townhome units and
a commercial section. This challenging project was located at a
former sand-mining facility. The site required extensive
environmental remedial activities under the guidance of
NJDEP. This site also
contained freshwater wetlands and was located in the CAFRA
zone. The Najarian team obtained a No Further Action
(NFA) letter for the site's wetlands.
The grading of this
site required cuts to 20-foot depths along with earth
movement in excess of one million cubic yards. In addition to
satisfying new CAFRA & stream encroachment regulations, our
designers were faced with reducing off-site flooding conditions and
analyzing downstream impacts on surrounding communities. The
hydrologic/hydraulic design had to be further modified to address
U.S Fish and Wildlife concerns regarding a federally threatened and
endangered plant community (swamp pink). A regional stormwater
study was conducted for the entire drainage basin up to the
Manasquan River .
